Reference to Times Of India. The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has reported against ASGI Properties Pvt Ltd with a First Information Report (FIR) claiming that they have forged official documents to get financial gains. The promoter of the project Apple Tower S-2A and S-2B at the Greater Noida Police Commissionerate located in Gautam Budh Nagar is involved in the case (Case Name: UPRERAPRJ8494). The FIR was filed on the grounds of sections 318(4), 338 and 336(3) of the Bhartiya Nyaya Sanhita (BNS), indicating a massive violation of trust and a fraud case in the real estate industry.
The officials of the UP RERA state that ASGI Properties had forged an alleged order of RERA dated March 3, 2025 (with the number 1381/U.P.RERA/Project/Rehabilitation/NCR/2024-25) and presented it to the financial institutions to obtain loans under false pretends. The alleged order purported regulatory consent or direction which would be helpful to the continuing project of the promoter. Nevertheless, a later investigation proved that no such order was ever created by UP RERA and the report was completely a fabrication.
A spokesperson of UP RERA made it clear that indeed a review meeting related to the project was conducted on February 24, 2025, but nothing was decided on, regarding a directive or an extension. Consequently, the document that was provided by the promoter was not just uncertified but was purposely created to deceive the financial institutions as well as home buyers. The authority saw that this is a calculated move to mislead the stakeholders and use the name of RERA to gain financial profit without following the rules.
Formal complaint was filed on August 4, 2025 with UP RERA by the ASG Apple Buyers Association, which is an organization representing Apple Tower project buyers. The group claimed that ASGI Properties misled allottees and banks, and distorted official communications, and falsely reported the regulatory status of the project. After the plea, the case was taken to the police where the FIR was duly registered.
UP RERA affirmed its efforts in safeguarding the interests of home buyers and also in keeping every real estate transaction transparent and in accordance with the Real Estate (Regulation and Development) Act. The authority threatened to take very serious measures against promoters or developers who are caught abusing its name or who counterfeit documents. The officials also advised home-buyers to frequently check the documents over the UP RERA online portal to ensure they are not duped by unscrupulous brokers or scams.
With this development, law enforcing agencies are supposed to do an in-depth investigation on the financial and legal consequences of the forgery. The case is bound to be a seminal precedent in setting accountability among developers of real estates in Uttar Pradesh.
